🔑 Arrival Information

Getting In (Smart Lock)

The house uses a smart lock, so you’re free to check in any time after 4:00 PM unless early check-in has been arranged and paid for in advance.

If your code isn’t working when you arrive, text or call us right away (see Contact Us above) and we’ll get you in.

Check-in Time & Early Check-in

Check-in is 4:00 PM. During peak season (late May–mid-August), the home often has a same-day turnover, so early check-in generally isn’t possible on those dates.

In the off-season, early check-in may be available for a fee: complimentary at 3:00 PM, $20 at 2:00 PM, $30 at 1:00 PM, or $40 at 12:00 PM. Ask ahead and we’ll confirm what’s possible for your dates.

Minimum Stay & Age Requirement

Guests must be 22 or older to rent this property.

During peak season (end of May through mid-August), a 7-night, Saturday–Saturday minimum stay is required.

🏡 About the House

Bedroom Configuration
  • Upstairs Master Suite — King bed, en-suite full bath
  • Upstairs Bedroom 2 — Queen bed, shares a full bath with the adjacent king room
  • Upstairs Bedroom 3 — King bed
  • Downstairs Bedroom 4 — King bed
  • Downstairs Bedroom 5 (bunk room) — two sets of bunk beds, sleeps up to 5 (we don’t recommend putting 5 adults in this room; top bunk weight limit is 180 lbs)
  • Downstairs Bedroom 6 — Queen bed

6 bedrooms, 3 full baths, 2 half baths — sleeps 15 in beds (comfortably 12–13 adults).

Hidden Kitchen Drawers

The kitchen cabinets are built to maximize storage. If you can’t find utensils or cooking items, check for a hidden drawer tucked inside one of the larger kitchen drawers under the countertop.

Ice Maker

If the ice maker isn’t making ice, it may just be frozen. There’s a digital switch on the right side of the fridge (near a shelf) where you can check the temperature and confirm it’s on. You can also unhinge/pop open the ice bin to check whether it’s frozen.

Pack-n-Play & Booster High Chair

A pack-n-play is kept in the kid bunk room closet, and a booster high chair can typically be found in the same closet or near the downstairs dining table.

Hot Water (Tankless)

The home has a tankless hot water heater, which provides “endless” hot water but can take a few minutes to warm up. This is the most common reason guests think there’s no hot water — give it a moment! There’s an interior temperature gauge that previous guests may have turned down, so it’s worth checking if water isn’t warming.

No Water / Frozen Pipes

In extreme cold, pipes (especially the tankless water heater line) can freeze. Run water at a slow drip and open the kitchen sink cabinet to help air circulate. If it’s not a weather-related issue, please contact us so we can loop in the plumber or Georgetown County water utilities.

Furnace / AC Filter

The filter is 20x25x1 and is accessed through the master bedroom closet; it’s mounted high on the wall in the den.

Kitchen Extras

The home has two kitchens, stocked with a few specialty gadgets — including a popcorn maker, an ice cream maker, and a griddle.

Modem Location

The modem is located under the upstairs TV.

If WiFi is acting up, simply unplug the modem and wait 10 seconds before plugging it back in. Please do not press the reset button — that clears the network’s passwords and settings.

🏖️ Beach & Outdoor

Beach Access

Direct beach access is easy and quick — it’s about a 90-second, less-than-2-minute walk to Litchfield Beach via the beach walkway. This is a “third row” beach house.

Stock Tank Pool

The property has a stock tank pool (about 2 feet deep, 8 feet wide, round) — a fun spot for a quick dip, but not a full swimming pool. It’s chlorinated, filtered, and cleaned twice weekly by a pool company.

Please keep pets out of the pool — this applies even to approved or service animals.

Water Toys, Paddleboards & Boat Launch

Four paddleboards are provided, along with recreational water toys for exploring the creek. Guests are also welcome to use the boat launch to bring their own boat — public boat access is nearby, just across the street.

Grill, Cornhole & Outdoor Living

An outdoor barbecue grill and a cornhole set are provided. The home has front and back porches with furniture, plus wood decks — please note no smoking on the wood decks.

There’s also a grassy yard (a bit unusual for a beach property!), so maintenance crews may occasionally need lawn access during your stay.

Outdoor Shower & Parking

An outdoor shower is available for rinsing off sand before heading inside. Onsite parking is provided.

📋 House Rules & Safety

The Basics

  • Must be 22 or older to rent
  • Sleeps 15 in beds; comfortably 12–13 adults — all-adult groups are capped at 12 unless special permission is granted
  • 7-night, Saturday–Saturday minimum stay required during peak season (late May–mid-August)
  • No smoking/vaping/e-cigarettes indoors, and no smoking on the wood decks — outside only, dispose of responsibly in outside trash cans
  • Quiet hours: 10:00 PM – 8:00 AM — please keep noise down for the neighbors, indoors and out
  • No visitors who aren’t staying at the home unless approved in advance
  • Top bunk weight limit: 180 lbs or less
Events & Celebrations

We love hosting bachelor and bachelorette parties, birthday celebrations, bridal getting-ready sessions, and photo shoots at this property, as long as normal check-in/check-out times are respected. Bachelorette guests must all be 21+; bachelor parties are preferred to be 25+.

We generally aren’t able to host weddings, baby/bridal showers, or family reunions due to parking and trash constraints, and general “party” gatherings outside of the celebrations above aren’t permitted.

Pets

This home generally isn’t pet-friendly during peak season (June–August) due to cleaning turnaround. In the off-season, exceptions may be allowed for unbooked weeks with owner approval and a pet fee (breed/size/age dependent).

Service dogs are always welcome at no fee, but must stay off the furniture (a dog blanket is required), must be on flea/tick prevention, and owners must clean up after them. Damages will still be charged regardless of service-animal status. Pets are never allowed in the stock tank pool.

Decorating

If you’d like to decorate for a celebration, please use painter’s tape only (to protect the paint), and remove it gently at the end of your stay.

Safety Equipment

The home is equipped with a first aid kit, smoke detectors, and carbon monoxide detectors.

Breakages & Accidents

Accidents happen! If something breaks or spills, just let us know as soon as possible so we can take care of it before the next guests arrive. Thanks for your honesty.

In Case of Fire
  • Exit the property immediately
  • Make sure everyone in your group is accounted for
  • Call 911
  • Do not re-enter until a fire officer says it’s safe

🧳 Check-out — By 10:00 AM

Before You Go

  • Leave the beds unmade (no need to strip them!)
  • Place used towels on the bathroom floor
  • Start the dishwasher if you’re able
  • Throw away any food left in the fridge, and take kitchen/large trash out to the outside cans (pickup is Tuesday and Saturday mornings)
  • Rinse the sand off beach gear, paddleboards, and outdoor shower items, and return them to their storage spot
  • If you used painter’s tape for decorating, gently remove it
  • Double check closets and drawers for forgotten items
  • Turn off the lights
  • Lock the door(s) on your way out
